This mixed use development comprises four storeys of apartments (two per floor) above eight storeys of offices; a ground floor bar with mezzanine restaurant and basement car parking within a 14- storey tower. The levels above the bar /restaurant offer studio work spaces, each integral level giving circa 3,000 sqft of useable area. At the uppermost levels, three bed apartments take advantage of spectacular views along the Lagan and its water frontage, over the hills of North Down and the newly revived Custom House Square. The combination of work spaces and apartments, in this one building offers the prospect of ‘livework’ opportunities, which is common in other cities but until now missing in Belfast.
The tower, highly glazed with solar control provided by a bespoke curved external louvre system, will become a dramatic visual market on this city gateway site, particularly when illuminated at night.
